Here’s where the housing market stands this week, in plain language.
Where rates stand
The average 30-year fixed mortgage rate is 7.40%, unchanged from last week, according to Freddie Mac’s weekly survey for the week ending October 15, 2026. A year ago, the same rate averaged 6.27%. The 15-year fixed rate averaged 6.71%.
What does 7.40% look like in real terms? On a $500,000 loan over 30 years, principal and interest come to about $3,462 a month, before taxes and insurance.
The outlook
Fannie Mae’s latest forecast, released October 12, expects the 30-year rate to average 7.4% through the end of 2026 and 7.5% across 2027. That’s a sharp change from just a month ago, when Fannie Mae’s September outlook had 2027 at 6.7%. In other words, forecasters currently expect rates to stay in the 7% range through next year. Forecasts are estimates, and they change as new economic data arrives — but for now, that’s the expert consensus.
Los Angeles right now
Pending home sales in the Los Angeles metro fell 16% compared with a year ago, according to Redfin’s report on September 2026 data, released October 12. That was the second-largest drop among the 50 biggest U.S. metros, and pending sales fell in every one of them. Nationally, pending sales reached their lowest level since spring 2014, outside of the April 2020 pandemic shutdown.
At the same time, the number of homes for sale is at its highest since March 2020, as buyers have pulled back faster than sellers. About 1 in 5 sellers (19.8%) reduced their asking price in September, and about 6 in 10 completed sales (60.5%) closed below the original asking price.
What this means if you’re buying
Rates held steady this week rather than climbing — 7.40% for a second straight week. There are more homes for sale than at any time since 2020, so there is more to choose from, and price cuts are common. Knowing your monthly payment at today’s rates makes any conversation with a seller concrete.
What this means if you’re selling
Fewer contracts are being signed, and most homes are selling below their original asking price. Your home also competes with the largest supply of listings since 2020. Buyers in the market today are budgeting around a 7.4% rate, which shapes what they can offer.
